Look smarter not harder

Be in front of the property market with some simple strategies.


Its hot, hot hot here! Most Hobartian's, and it appears quite a few Australian's and those further a field, would be aware that the Hobart property market is crazy at the moment. There are quite simply not enough properties available for the number of buyers looking, properties are selling for amazing prices and the rental landscape means investment is popular.

Time and time again people are missing out on a property they really want, leading to disappointment, frustration and even panic.


There are ways to increase your chances of securing a property you love.
The most important thing is to position yourself in the best situation you can, so that when the right property emerges, you can put forward a compelling submission to purchase.
If you need the proceeds of a current property to purchase your next property you may need to sell before you buy. It's important to develop a strategy around this, maybe you will need to move in with family or friends or perhaps rent for a while if you are unable to line settlement dates up for both properties concurrently. If you have the ability to borrow enough as a first home buyer or before you sell, ensure you have your finance pre-approved and that there are no skeletons in the closet to come back and bite you, such as defaults or undeclared debts. If you are fortunate enough to have the funds or you have an unconditional offer or finance pre-approval there are four ways to improve your chances against the current competitive market.

  • Regularly engage with some select agents. Provide a brief and if they are not proactive, give them a call to remind them you are still looking.
  • Use the online tools available. Set alerts for suburbs and property type with sites such as Realestate.com,  Domain.com.au and Nestoria.com.au Donwload the apps on your smartphone and check everyday. Check Gumtree and other "for sale" avenues such as facebook.

  • Grab the Mercury's Real Estate Guide Thursday morning and plan your open home viewing if you haven't done so from Real Estate.com etc Check the Mercury classified pages regularly and any local papers that are published in the area you are searching.
  • Get social. Let your friends and family know you are looking and more importantly ask them to keep an eye out for you or even put a request out on social media.
