Maximising the relationship with your agent


The real estate industry isn't entirely about property. In my view, its mostly about people, their feelings and achieving goals that bring about a lifestyle, a situation that offers contentment and belonging.

When it comes to matters of the heart, many searching for love will seek the services of a dating site such as Tinder or E Harmony or a Matchmaker such as Hobart's own Follow Your Heart Introductions. Why should your search for the perfect property, another integral part of your life, be any different, it is after all a matter of the heart!

I encourage property seekers to contact reputable agents to discuss their property needs. Find an agent who will actively search for and introduce you to the ideal property.

Be mindful that not all properties will make it to market. Some properties are selling without most knowing anything about it. Even in this market, for one reason or another there are off market sales. Stay close to your agent, they will know about properties coming up before you will.

To ensure you are kept informed, here are some simple steps to get ahead of the market.

  • Choose a select group of agents who are active in the areas you are looking to buy.
  • Be thorough yet open minded when conveying your must have and desired qualities in a home. A good agent will be able to uncover what is really important and translate that to a property.
  • A good agent will provide you with updates, if your agent isn't proactive, contact your agent regularly to stay top of mind. Build a relationship so they connect with your goal.
  • Single out Streets or even particular houses you are interested in and ask the agent to approach them. Only just recently I successfully did exactly that for a couple.
  • If you are a believer in the power of the mind, visualise the property you want and imagine it as yours, see yourself living there, what does that feel like?
  • A good agent will nurture their relationships with buyers, after all, the most important aspect to a vendor in selling a property for a premium price is the attraction of qualified buyers who will form an emotional bond to their home and therefore see its maximum value.
